Check to see if a Building Energy Rating (BER) already exists for a property and learn how to request its data file.

Check for an existing BER

BER assessors acting for a property owner or their agent, can request a building's BER data file, or an extract from the BER register. This is allowed under Section 27 of the BER Regulations.

You can check for existing BERs through the National BER Register or DEAP.

National BER Register

The National BER Register holds a record of all valid BERs. It does not contain expired or revoked BERs. A search on the register will tell you if a valid BER exists for a property and its key details.

What you need to search

To search the register you need two of the following pieces of information about the property:

  • Meter Point Reference Number (MPRN) from the top of the electricity bill
  • BER number from the BER Certificate and Advisory Report
  • Eircode - BERs published pre 2019 may not have an Eircode included in the BER data file

Request the data file

If a valid BER exists and you want to review the details, the property owner can request the data file from the BER Helpdesk.

How to make a request

The property owner should email the Helpdesk at info@ber.seai.ie. They need to confirm the property address and that they are the owner. They also need to provide either of the folllowing:

  • MPRN number for the property from the top of the electricity bill
  • BER number from the BER Certificate and Advisory Report

Search DEAP records

You can search within the DEAP software for existing domestic BER records. You can also import data inputs from a published BER assessment.

Import published BER assessments

You may be engaged to carry out an assessment on a property with an existing BER assessment on the register. In this case you can import assessments that were published using either DEAP 3 or DEAP 4. This can be useful if you are carrying out a technical assessment.

Import your published DEAP 3 assessments

You can import your own published DEAP 3 assessments into DEAP 4. You will not need additional permissions if they were published under your assessor number.

Import assessments published by another BER Assessor

For permission to import an assessment published by another assessor, ask your client to contact the BER Helpdesk. They will need to provide the following information.

  • Your assessor name and number
  • Confirmation that they are the property owner and have agreed to share access to the data file with you
  • The property address to which the assessment relates
  • The MPRN or BER number

On reciept of the above, the BER helpdesk can grant you access to import the BER into DEAP 4. If you plan to re-use the data in your assessment, review and validate all the information and ensure that the data is correct and up to date.

Access DEAP

Access published non-domestic BER data files

Your client or the building owner can contact the BER Helpdesk to request the .nct or validated third party software input file. You can view the input file in iSBEM or validated third party software. For .nct files created using a previous version of iSBEM, you will need to convert the file to the current version of the calculation.

To request access, your client will need to provide the following information.

  • Your assessor name and number
  • confirmation that they are the property owner and are happy to share access to the data file with you
  • the property address to which the assessment relates
  • the MPRN or BER number
