Properties owned by the following applicant types are eligible:

  • Homeowners
  • Companies and owner management companies
  • Registered charities
  • Holiday home owners
  • Approved Housing Bodies (AHB)
  • Landlords

Grant values

Windows 

  • Apartment: €1,500
  • Mid-Terrace: €1,800
  • Semi-Detached //End of Terrace: €3,000
  • Detached: €4,000 

External Doors 

  • €800 per door (max of 2 doors) 

Applicants can apply for the windows grant, the doors grant or both. 

Eligibility criteria

Check if you are eligible first

  1. The house must be built and occupied prior to 2011
  2. The house must have good attic and wall insulation. See below to understand what 'good' means
  3. You must be replacing existing single or double glaze windows with high-performing windows (1.4 or better)
  4. You must be replacing inefficient doors

How will I know if my home has good attic and wall insulation? 

  • If the home previously received SEAI grants for attic and wall insulation, then good insulation is in place.
  • Check your existing BER  If your existing BER has an Advisory Report, check to see if your attic and wall insulation is 'Good' or 'Very Good'. You can find your existing BER certificate and advisory report on the national register. You will need your MPRN to access your BER.
  • If you still don't know if your attic and walls have good insulation, get advice from a BER Assessor.
    A BER assessor will look at older BERs or perform a pre-works BER assessment. If they indicate you need to upgrade either attic or wall insulation, then grants are available from SEAI for these measures.

Grant payment criteria

  • A post‑works BER is required after new windows and doors are installed, and this is grant‑aided. Homeowners may choose a combined pre‑ and post‑works BER service.
  • New windows and doors meet the required U‑values. ( 1.4 W/m2K, or lower, such as 1.3). This is confirmed on the declaration of works form signed by the contractor and homeowner.
  • The property must meet a Heat Loss Indicator (HLI) value of 2.3 W ⁄ K·m2 or lower, OR the attic and walls are noted as “Good” or “Very Good”. This indicator will be in your post-works BER Advisory Report.

Before you apply

Choose how to manage your upgrades

You can either: 

  • Apply yourself. Apply for the grant and manage the upgrade using a registered contractor. The grant is paid directly to you once the works are completed.
  • Use a One Stop Shop to manage the upgrade. The One Stop Shop applies for the grant on your behalf and looks after the upgrade from start to finish. With this route, the grant is deducted upfront from the cost you pay the One Stop Shop.

How to apply

This is the process to follow if you're applying for the grant yourself. If you're using a One Stop Shop, they will manage this process for you.

  1. Get quotes from registered contractors
  2. Apply to SEAI for grant offer
  3. Wait to receive a grant offer from SEAI (do not commence works prior to receiving your grant offer)
  4. Complete the works
  5. Get a post works BER
  6. Submit required documents to SEAI
  7. SEAI will pay your grant into your account (inspection may apply)

FAQs

No. Grants cannot be backdated.

Yes, you can claim a grant for upgrades done on the original part of the house or for any extensions built before 1st January 2011. Extensions built after 1st Jan 2011 are not eligible. 

No. SEAI only offers a once-off grant for windows and you must still meet the after-works Heat Loss Indicator (HLI) requirement.

The U-value indicates how well a wall, window, or roof, prevents heat loss. A lower U-value indicates better insulation.

The Heat Loss Indicator measures how quickly heat escapes from your home. A lower number indicates a warmer, more energy efficient home.

Homeowners who have commenced or ordered a window and or door upgrade since the government announcement on the 27th of January will be eligible to apply for grant support where they meet the scheme requirements and use registered contractors. Further details will be available through registered contractors.
