However, homeowners who have commenced or ordered a window and or door upgrade since the government announcement on the 27th of January will be eligible to apply for grant support where they meet the scheme requirements and use registered contractors. Who can apply

Properties owned by the following applicant types are eligible:

  • Homeowners
  • Companies and owner management companies
  • Registered charities
  • Holiday home owners
  • Approved Housing Bodies (AHB)
  • Landlords 

The home must have

  • an MPRN
  • be built and occupied prior to 2011

Applicants can apply for the windows grant, the doors grant or both. 

Windows grant eligibility

  1. You must be replacing existing single or double glaze windows
  2. A post‑works BER is required after your new windows and doors are installed, and this is grant‑aided.
  3. After the upgrade, your home must achieve a ‘Good’ or ‘Very Good’ Heat Loss Indicator on your BER Advisory report. Many homes already meet this standard.

How will I know if my home meets the required 'Good' or 'Very Good' standard?

  • Check your existing BER Advisory report to see if your attic and wall insulation is 'Good' or 'Very Good'. You can find your existing BER certificate and advisory report on the national register. You will need your MPRN to access your BER.
  • If you’ve already had both attic and wall insulation done with SEAI grants, then you’re all set, we can confirm this on our system.
  • If you’ve had only one, or neither, you might still need some insulation to meet the standard. A pre-BER assessment is the easiest way to find out. We strongly advise you contact a BER assessor who carry out the assessment and will let you know if attic and/or wall insulation is needed before you can claim the windows and doors grant. Many homeowners choose a combined pre‑ and post‑works BER service.

External doors eligibility

Grant values

Windows 

  • Apartment: €1,500
  • Mid-Terrace: €1,800
  • Semi-Detached //End of Terrace: €3,000
  • Detached: €4,000 

External Doors 

  • €800 per door (max of 2 doors) 

Before you apply

Choose how to manage your upgrades

You can either: 

  • Apply yourself. Apply for the grant and manage the upgrade using a registered contractor. The grant is paid directly to you once the works are completed. A list of registered contractors will be available on Monday 2nd March.
  • Use a One Stop Shop to manage the upgrade. The One Stop Shop applies for the grant on your behalf and looks after the upgrade from start to finish. With this route, the grant is deducted upfront from the cost you pay the One Stop Shop.

How to apply

You can apply for this grant from Monday 2nd March 2026. 

This is the process to follow if you're applying for the grant yourself. If you're using a One Stop Shop, they will manage this process for you.

  1. Get quotes from registered contractors (a list will be available from Monday 2nd March)
  2. Apply to SEAI for grant offer (the link will be available from Mon 2nd March)
  3. Wait to receive a grant offer from SEAI (do not commence works prior to receiving your grant offer)
  4. Complete the works
  5. Get a post works BER
  6. Submit required documents to SEAI
  7. SEAI will pay your grant into your account (inspection may apply) 

FAQs

A BER assessor will be able to advise you by either checking your existing BER or by carrying out a BER assessment before you apply for the window grant. This is advisable to avoid the risk of your home not meeting the required standard after works and your grant being rejected. 

The examples below will help you check whether you need extra insulation. If your BER Advisory Report shows that your roof and walls are Good, or if your Heat Loss Indicator (HLI) is below 2.3 (as shown in the examples), then you already meet the requirements. No. Grants cannot be backdated.

Yes, you can claim a grant for upgrades done on the original part of the house or for any extensions built before 1st January 2011. Extensions built after 1st Jan 2011 are not eligible. 

No. SEAI only offers a once-off grant for windows and you must still meet the after-works Heat Loss Indicator (HLI) requirement.

The U-value indicates how well a wall, window, or roof, prevents heat loss. A lower U-value indicates better insulation.

The Heat Loss Indicator measures how quickly heat escapes from your home. A lower number indicates a warmer, more energy efficient home.
