A complete energy upgrade managed by a One Stop Shop service provider. Discover how it works, eligibility and the grant values.

We have increased the grant amounts for cavity wall insulation, attic insulation and heat pump system grants. Any existing open applications will automatically receive the increased grant amount. Where a heat pump has been installed, the minimum energy uplift requirement for home energy upgrades has been removed. First Time Buyers can now avail of a higher fixed grant for attic insulation up to €2,500.

Properties owned by the following applicant types are eligible:

The home or property must meet the below criteria:

  • The property or home was built and occupied before 2011.
  • Your home must achieve a minimum post works BER of B, plus either have installed a heat pump or achieved a primary energy uplift of 100 kWh/m²/yr. (your One Stop Shop will work this out for you). 

Higher Grants for eligible First-time buyers (FTB)

If you have recently purchased your first home, you may qualify for a higher grant amount for attic insulation under the OSS scheme. This special support is designed to further help first-time buyers improve their home’s energy efficiency.

To qualify for this higher Attic Grant for FTBs:

  • You must own and live in the home (the grant is not available to tenants).
  • Your home must have been built and occupied prior to 2011.
  • You must be deemed eligible for the First Time Buyer incentives, as follows:
    • Have purchased a second-hand home on or after 1 January 2025.
    • Have not previously purchased a home before this one.

If you qualify, please let you One Stop Shop know from the outset so you get access to the higher grant values for your attic insulation measure.

You will be required to declare that you are an eligible first-time buyer and your application may be subject to verification audits.

Please note the higher grant for first-time buyers is only applicable to the attic insulation measure.

Exclusions

Your home is not eligible if it has previously received SEAI grants for the same measures or you have received energy credits through the Energy Efficiency Obligation Scheme (EEOS). This may have been through your energy supplier for previous energy upgrades in your home. Please check with your OSS.

What to expect from a One Stop Shop

A One Stop Shop will manage your entire home energy upgrade. They offer a full range of services including:

  • Home Energy Assessment. A detailed report which outlines the best upgrades to bring your home up to a B BER rating or better, and an estimate for the cost of these retrofit works. Learn more about the home energy assessment here.
  • Grant application. They will apply and accept all SEAI grants for your project and deduct the values upfront from the cost of your works.
  • Project management. They will manage all the works at your home and ensure quality checks are carried out.
  • Contractor works. They will assign a contractor to carry out the works on your home.
  • Follow up BER. A registered BER Assessor will complete your post-works BER assessment and publish the certificate.
  • Finance options. One Stop Shops can offer you finance options through their finance partners. You can apply for Government-backed, low-cost loans through the Home Energy Upgrade Loan Scheme.
  • Grant values for homeowners. Get an idea of the cost of the works and the grant values that the One Stop Shop can apply for on your behalf. Grant amounts differ for Approved Housing Bodies, view the grant values for AHBs.
  • Access to further funding through the Energy Efficiency Obligation Scheme (EEOS)

* If you are replacing your heat pump, you can qualify for the Heat pump systems grant. You will not be eligible to avail of the Renewable heating system bonus grant or the Central Heating grant as you are not decarbonising your existing heating system and should have a heat pump 
compatible heat distribution system already installed, respectively.

** There is an increased grant value for qualifying First-time buyers for Attic insulation. Please ask your One Stop Shop for further information.

Traditional homes

Traditional homes and heritage buildings are generally those constructed in Ireland before 1940. They can avail of One Stop Shop grants. Check if you can apply and view the process. Only certain One Stop Shops provide these services.

How it works

1. Find a One Stop Shop

Before starting, please make sure this is the right scheme for you. You must be looking to make substantial energy upgrades and achieve at least a B BER when the work is complete. In most circumstances, you will need multiple measures to meet this requirement. If this is not for you, please see your options for individual energy upgrades.

When you contact a One Stop Shop, they will ask you some basic questions. This is to check your home is suitable for a full energy upgrade and the supports available. Be sure to shop around to get the best quote.

2. Home energy assessment 

A home energy assessment gives you the information to get started on your energy upgrade. We offer a grant of €350 for an assessment carried out by a One Stop Shop.

3. Carry out the works

If you are happy with the options and quote provided by your One Stop Shop, you can start your home energy upgrade. Have peace of mind knowing all works will be organised and completed to the required standards and technical specifications.

The One Stop Shop will discount the grants from the overall cost of works invoiced to you. The grant will be paid directly to the One Stop Shop.

Protecting swifts during a home energy upgrade

While carrying out retrofit works, it is important for the contractor to check for nesting sites on the dwelling. This is particularly important before carrying out external wall insulation.
